Q. - What is the standard deposit when renting an apartment, villa or other rental property in Spain?

The standard deposit is equivalent to one month's rent, although this is at the discretion of the owner and sometimes can be higher depending on the value of the house. Typically when beginning the lease tenants would pay the equivalent of 2 months rent. This covers the first month's rent and the security deposit for the property.

During the summer months on the Costa del Sol, when rental properties are at a premium due to the massive amounts of tourists who flock here each year, some property owners may insist on more than one month's rent as a deposit to secure the property.

The security deposit is always held by the landlord/property owner and will be returned to the tenants at the agreed end og the contract, provided the property is clean and undamaged.
